Week 1

Site fenced, gated, and ready.

Perimeter wall complete. Site office container in position. Timber and blocks staged for the foundation crew. The finished homes behind our wall are the neighbourhood we are joining, not the standard we are setting.

The piling rig and concrete pump arrived this week. We are ready to break ground for foundations on Àríkẹ́, Adé, and Ọlá. The first soil samples are with the structural engineer.

LivMalik is a new developer with Project I underway in Ibadan. Here is where every piece of the foundation sits today. Public records, real timelines, no guesswork.

When all five items below show "done," reservations open with deposits via Trustcrow escrow. Until then, registering your interest is free and refundable in full.

Malik is a Nigerian entrepreneur based in the United Kingdom. He spent the first 22 years of his life in Ibadan, the city where LivMalik is building Project I. Before LivMalik, he founded and ran KclautX, TheKclaut, and Repmirror. LivMalik is the real estate arm of that entrepreneurial work, the one closest to home and the one that took the longest to start, because building it well mattered more than building it fast.

What We Stand For

The three things that will not change.

Across every project, every home, every conversation, three commitments we will not bend on. These hold for Project I, for the project after it, and for the one after that.

I.
Quality

Quality is not budget-flexible.

Every home we build, across every project and every price point, meets the same construction specification. Same engineer, same structural standard, same finishing schedule. We publish the spec before contract, and we do not downgrade between contract and handover. The spec you read is what arrives.

II.
Transparency

Transparency is not optional.

Every build is documented week by week, on the record, with real photographs taken on the day. Every document is available to your lawyer on request. If we hit a problem on site, we tell you the day it happens, not a month later when it becomes a delay. We would rather lose a sale to honesty than win one by omission.

III.
Growth

Growth happens after delivery, not before.

New projects open when the buyers of the previous project are in their kitchens, not before. We build at the pace we can deliver with integrity, not at the pace the market would pay for. Slow growth is the only honest growth.

Escrow-locked, milestone-released payments

Pay via Trustcrow, an independent escrow service, not directly to LivMalik. Funds release only at verified construction milestones: 30% at signing, 30% at roofing, 30% at finishing, 10% at handover. USD or NGN, your choice.

ii.

Live site tours, scheduled for your time zone

WhatsApp video walk-throughs every Saturday at 3:00pm WAT (Nigeria time): 10:00am New York, 3:00pm London, 7:00am Los Angeles. Bookable in advance. Bring your lawyer or family member on the call.

iii.

Independent legal verification

Have a UK or US lawyer? We will send them our title chain, building approval, and corporate documents directly. Do not have one? We will introduce you to two independent Ibadan firms (we do not take referral fees).
