The site for Project I is Block IV, Plots 2 & 3, in the Layout of Educational Zone at South-West Ring Road, Ibadan, Oyo State. The land originated from a 3.538 hectare parcel granted under a Certificate of Statutory Right of Occupancy (Volume 3053, Page 60) in 1992 by the Oyo State Government.
The parcel was officially sub-divided in 2019 by the Ministry of Lands, Housing & Survey (Sub-Division Plan No IB.1752, reference LLA 0647/T/21). Plots 2 & 3 of Block IV were assigned to LivMalik's founder, Adebayo "Malik" Adekola, by Deed of Assignment, prepared by Bashmash Solicitors. Governor's Consent under the Land Use Act is currently in progress at the Oyo State Lands Bureau.
What this means for you, the buyer: the title chain runs from the original 1992 Certificate, through the 2019 sub-division, to the Deed of Assignment in our name. Every step is documented, every step is verifiable through the Ministry of Lands and the Lands Registry at Ibadan. We do not sell, take deposits, or transfer to buyers until Governor's Consent is granted and the Deed is fully registered.
Three principles govern how LivMalik handles buyer funds. They are non-negotiable.
All buyer payments go through Trustcrow, an independent Nigerian escrow service. Funds are released to LivMalik only when an independent verifier confirms construction milestones are met. If milestones are missed, money stays with the buyer.

If the build is delayed, your payment is delayed with it. You are never paying for a milestone that has not happened.
Diaspora buyers can transact in USD direct to LivMalik's corporate USD account via Trustcrow, locked at the CBN rate on the signing date. Local buyers transact in NGN. We do not offer parallel-market rate gymnastics.

To be named publicly before deposits open. Must be ARCON registered. The architect's identity will appear on the Oyo State Physical Planning building permit, which is itself a public document.

Every home in Project I (and every home in every LivMalik project thereafter) is built to the same construction specification. The specification is published before contract and does not change between contract and handover.

Three things you can do, today, before talking to us, that will tell you whether we are who we say we are.
If any one of those does not check out, walk away. We would rather lose a sale to caution than win one to misrepresentation.
Project I started construction in Week 1 of 2026. The target handover window for all three homes is late 2026 to early 2027, approximately 8 to 10 months from start. The schedule includes a four-week buffer for the unexpected (weather, materials shortages, labour holidays).
If handover slips beyond the buffered date, the sale agreement includes a liquidated damages clause: 0.5% of the purchase price per week of delay beyond month 12, payable to the buyer. This clause is in the contract before you sign. We hold ourselves to dates we can keep.
Trustcrow holds your payment in a regulated escrow account, not LivMalik's. Money releases only when:
